Phase B - Tender or price consultation phase for construction contract

The main objective of the Tender or Price Consultation Phase for Construction Contracts is to ensure that the execution project is fully compatible, optimised and ready to move forward to the construction phase, ensuring the best balance between quality, cost and deadline. At this stage, the detailed design and technical documentation are analysed and verified, the consultation or tender process for selecting the contractor is managed, and value engineering is applied during the final negotiation. All work is carried out in close coordination with the project team to ensure that the final version sent to contractors is clear, complete and efficient, avoiding future deviations in construction costs and schedules.

Analyse and verify the detailed project documentation and technical tender documentation in order to assess the compatibility of all areas of the project, the respective specifications and quantities, as well as the quality of the information for the works.

Work to be carried out jointly and in coordination with the project team to optimise the final version of the detailed design to be sent to the consultants.

The objective of this phase is to ensure the best quality of the execution design and the best and most efficient information for the work, avoiding future deviations from both the planned costs and the scheduled timetable for the work.

However, this phase has three aspects:

  • Analysis and verification of the detailed design (after it has been provided by the project team) and its revision, if necessary;
  • Tender/consultation process to select the contractor;
  • Value engineering during the negotiation phase, based on the selected contractor's proposal, to obtain a final version that is optimised for the client and to be included in the contract.

The methodology of the activities consists of:

  • Evaluate the project and technical documents with a focus on compatibility and the quantity and quality of technical information for the work;
  • Comprehensive report on the evaluation of the detailed design for your review, if necessary;
  • Manage the tendering/consultation process in relation to the client, contractors and project team;
  • Preparation of a comparative map of all proposals received in order to select the contractor;
  • Report on the budget of the selected contractor;
  • Value engineering negotiation, if necessary, to optimise costs for the client after verification of errors and omissions by the selected contractor;
